THE superbly located Hawlfield House Stud in Newbridge, Co Kildare, has come on the market and is expected to attract big equestrian and racing interest when it goes to auction on Thursday, July 5th.

Owned by well-known and respected veterinary surgeons Ned and Liz O’Flynn, the 93-acre farm has produced many top-class horses, including the 2000 Sydney Olympic gold medal-winner Custom Made (ridden by USA’s David O’Connor), as well as Badminton and Kentucky horses.

The couple have reluctantly decided to sell the property having made their principle base in Oranmore, Co Galway.

Located just 2.5km from Newbridge and 40km from Dublin, the land is just 700m from zoned land which was given the go-ahead in February for a €41 million residential development, adding excellent investment opportunity.

The four-bedroom property is accessed through a 350m tree-lined avenue. While the house may benefit from some refurbishment, it has the potential to be a beautiful home and triple glazed windows were just recently installed. Adjoining the house is the original single storey guest cottage.

good order

Outside, the yards are well laid out and in very good order. The upper yard has two boxes and a tack room, while there are a further 12 stables, feed room and toilet in the lower yard. That also contains a three-span hay shed with two lean-tos and a three-span machinery shed. There is also a large all-weather arena (60m x 30m) which is well sheltered.

The land, comprising 93 acres, is all laid out in one block, rectangular in shape. Some 40 acres are under tillage and the remainder in permanent pasture. Laid out in six divisions with good shelter, the land is suitable for a wide number of uses and is accessed through internal roads.

Brought to the market by Jordan Auctioneers and handled by Clive Kavanagh, Hawkfield House is to be auctioned on Thursday, July 5th, at the Keadeen Hotel in Newbridge at 3pm, unless previously sold.

Described by Kavanagh as a property with plenty of potential, the guide price for the stud is €1.3 million.
